I have 4 student rentals - 24 bedrooms all together, 3 of which are 2 family, 1 has 8 bedrooms, that one has a monthly water expense of $65 ( 2 full baths, 2 half baths and 2 laundry machines). you may want to re check the numbers.

No HOA, it’s a small lot, no laundry facilities, non-covered parking. 

Took a long time because I got permits for everything including the new central a/c system, plumbing, moved the electrical panel to the outside from the old laundry room, etc.

It's 1:00 am now and I'll be at WESH news with my wife at 8:00 tomorrow morning washing their fleet of news vans before I get to the fun Real Estate part of my day in the afternoon. 

Either way, this product seems to work for my purposes, and I could not do anything with my home equity right now and just talk big and brag about it, or I can put this money to work for myself and invest it in a performing asset some 3 properties in the Midwest, and have them paid off with this loan in 10 years by the tenant and then own 3 properties free and clear. 3 x $420 Net Income = $1260, which is a wash towards the Equity loan.
