The water goes through the tile and grout and should hit a barrier of some type (redgard, kerdiboard, hydroban etc) when it dosent because there is nothing but green board there (illegal to put in showers now) well the green board soaks up water and never dries out.

I have been soaking up as much information as I can from different outlets trying to decided what avenue to pursue and originally I had thought buy and holds seemed the most viable for me.

I’ve been soaking up knowledge on BP, google, and watching YouTube videos.I’m curious about when it’s time to making a deal and making out a contract, do you necessarily need the money that you are offering the seller?

I’m looking for someone experienced in Real Estate Investing as a whole to soak up some knowledge from but more so be under someone conducting a few wholesale deals to gain some capital and get my foot in the door.
