Although i am not close to retirement as you are, it seems our plan is similar, 

Offering 50% of the cleaning fee for cancellations within 48 hours seems like a fair middle ground.You might want to set up a clear policy with her going forward so everyone’s on the same page for situations like this.

If the numbers don't seem to make sense, consider a cheaper (but still growing market) or just keep saving until you can do out-of-state investing.

These old houses built 70-90 years ago seem to never break once I work out all the kinks.

One issue I see with this is that I do not have a real estate license so I don't think that would create any issues with STR management, but as for MTR management it seems like there are certain limitations without a license - any feedback on that would be appreciated-Staging properties primarily for FSBO's as I know properties listed by realtors will typically have an in-house staging offering.

I have not had a single one of the negatives people seem to think is above.
