19 years old - getting a loan with roommates

My son is in the military - and will be heading to Tucson AZ in a few months. I'm trying to see how viable it is for him to buy a property there. a 2-car garage is a must-have for him, so it must be a townhouse or SF home. He plans on having 2 roommates. I doubt he'll be able to quality for a loan (VA) with just his income. Prices are around $300K for what he's looking for (total costs around $2000/mo, and income will be around $4439/mo... but if he has 2 roommates each paying $700/month, it's totally doable. Would he need a cosigner? (Due to some financial issues with him in the past, I'm not willing to cosign for him) Would a rental agreement with the roommates suffice? We'd prefer not to have anyone else on the loan - just my son. No co-owners/borrowers.

Hi Kristi,

There are a few ways to go about it, but I would connect with a lender to find of what they can offer. I've had lenders offer products I didn't know were out there for buying certain types of properties as well. They could offer different products for single family vs multifamily so it's a good idea to get with a lender to see what they can do that may not be your typical mortgage type.
