I'm not sure I can give you an answer in this format that would be complete enough...without it turning into a novel.However, I will hit on a few key points and falsehoods that may be the root of your  question...here goes:1 - Market/economy downturns affect equity, which isn't as important to cash flow since it has no real impact on it.

Ive also had sewer backups because of tree roots in the main sewer line from the home, and that     was not a pretty picture.I also asked my wife about this, her being an insurance agent, and she said most of her Insurance carriers would require this tree to be cut down before they would insure the home.
