@Nathan G.Yeah My 200 dollar ozone has save me thousands in carpet replacement maybe 10s of thousands if you figured lost rent down time due to not having to tear out or repaint a unit.

I have tried to connect with a 1 or 2 local investors who are interested in building new MF and thats always the best route (in my opinion) but seeing how i am spending 10 to 12 hours a day in Austin, i would love to put some of my down time here to work when i am not building the huge apartment complexes i typically work on for my 9 to 5.
