@Nathan G.Yeah My 200 dollar ozone has save me thousands in carpet replacement maybe 10s of thousands if you figured lost rent down time due to not having to tear out or repaint a unit.

I can STR is for less than 180 days a year as well, but haven’t wanted to have that much downtime. 

I have tried to connect with a 1 or 2 local investors who are interested in building new MF and thats always the best route (in my opinion) but seeing how i am spending 10 to 12 hours a day in Austin, i would love to put some of my down time here to work when i am not building the huge apartment complexes i typically work on for my 9 to 5.

I think they had very little down time, but it was very off-putting to stay there, then have to run to town to get more TP.

We have many great markets over here, and compared to the coast less downtime in the winter.

Also, carpet also goes down quickly and can minimize down time. 

We will pay off the property we own and this will give us the option of quiting our jobs if either or both chose to.That being said, it's only one of many ways to do it.If you are going to actually quit your job then I think you need to have a LARGE bankroll to float the downtimes. 

So I enjoy downtimes making posts. 

That's a lot of downtime if you were thinking of renting it out.

My schedule is unusual due to my main job, but I can adjust it rather well; I have quite some downtime, and I am truly interested to talk about the different creative solution people come up with locally.I would love to connect to enhance my chances of reaching my goal.
