Haley,You mentioned you are a nurse not sure if it applies but if you are a Nurse practitioner, or Nurse midwife there are programs that offer 100% financing for a new primary home. 

I'll be starting dental school in about a year, and my plan is to house hack a small multi-family for 4 years of dental school.

My experience as a nurse practitioner tells me that this could be a very successful business.

I'm a certified dementia practitioner, and have extensive sales and marketing contacts in the area we would be opening in from my background in home care marketing and Senior Living sales, where I also hired and trained caregivers.

I pay support and still pay their insurance (medical, dental, vision), clothes,  school snacks, and am the only one that takes them on vacations.

Even besides that medical, dental and vision can be huge expenses.

I currently travel for work as a nurse practitioner so I am rarely home anyway.
