i would like to insulate myself as well as the seller from any risk. sometimes i will working with another home stager and only supplying the artwork. either way, it would behoove me to have this covered from my end, hopefully nominally as far as price point, to make for a smooth and happy transaction for everyone. i'm trying to build a template which can be utilized for the broad brush strokes of this type of business. are there any other questions i should be asking?

You are facing a very difficult hurdle, not one to be easily overcome and far too important to simply brush off with "you will get over it" or "it will come in time".

Otherwise, I'd just brush up on the REC laws and guidelines and foolish things like how many square feet in an acre, feet in a mile, etc...thing that no client will ever ask you but they put on the exams anyways.

Grab a book or online resource and brush up on financial statements or tax treatments or whatever.

Sounds like you've been brushing up close to investing for awhile now.
