Educate your seller that changing occupancy can add value, but unless they are willing to do the legwork themselves, the value of the property is worth what it is right now, not what it could be.Of course, you can dangle the carrot and offer closer to what they are seeking, fully contingent on the approval process.  

How are they in comparison to the more popular Carrot and Lead Propeller websites? 

The stick of a higher "no points" interest rate, the carrot of phenomenal buydowns. 

I have had no luck with wholesalers and just started trails for carrot and REI PRO.

Usually some form of the carrot and stick with most emphasis placed on the stick.

I have a Carrot site which will be listed on all of my mailed/texted marketing efforts in effort to direct leads into that funnel.

Just to clarify, with them leaving early and effectively breaking the lease they wouldn't be entitled to the deposit (although like you i would still try to give them a carrot to minimize damages. but i would need to send the itemized charges to them within the 30 days of surrendering the apartment.I understand where you are coming from where sometimes it is better to cut your losses and punt, especially with vagrants.

If your postcards do drive web leads are you using a on carrot site, a lead propeller site, a squeeze page, or something else?

This in my mind somewhat defeats the purposes of using such companies because while your tenant pay on time it serves as a carrot to build up their credit but your stick is taken away because tenants can opt out (eg. just before they know they are going to be late).Wondering if anyone has worked with a rent collection platform with a strong approach to reporting late and missed rent to credit agencies.Thanks
