The only real difference between what they see and the agent copy is they don't get listing agents name, private remarks (small mostly useless field because most agents just copy in the public remarks) and owner name and address (which if it is listed is useless to you because even if you deal straight with the owner they are going to owe commission on the listing side if they sell to you).Good luck in whatever you decide to do.

My guess is she will do it again when our contract expires so should I put something in the private remarks about what has happened to warn other agents?

My presumption from the tenor of your remarks is - you are inclined NOT TO PROCEED with the transaction unless & until you have satisfactory resolution of the Requested Inspection Repairs. 

This same question might of been asked in 2006 with the same sarcastic remarks coming.

This is why I love Biggerpockets and I want to thank all of you for your impute and thank those of you who gave me a good laugh by your witty remarks. 

Most listings these days say right in the remarks "all offers must be with proof of funds/ pre approval attached".Unless you're going off market, you'll present a weak offer without funding lined up.
