I have a seller who asked me to list her house at a certain price because she needed to sell fast.  I did that and obtained a full offer shortly after.  When I showed up to deliver the offer, the seller refused to let me in and ignored me for weeks!  She has told me on numerous occasions that she wants to reject the offer, but every time I show up with it she refuses to let me in.  Now, numerous agents have stated that I have a right to that commission, but my broker says I don't.  I guess I want to know what my next steps should be.  Am I entitled to the commission?  Should I get a lawyer?  Or should I just cut my losses and move on?  Please keep in mind that I am the second agent she has done this to.  My guess is she will do it again when our contract expires so should I put something in the private remarks about what has happened to warn other agents?  THANKS!

Depending on how your listing contact is written, it's possible that a commission is owed (to your broker), but is taking the seller to court really the reputation you want to establish for yourself? Move on...listen to your broker. It sounds like you have an oddball client. I wouldn't put anything in writing about her, but you could call the next agent and relay the story once it hits MLS. Just my two cents....
