PS: I think you should hide where you work, and maybe couch the terms a little softer.

After my 6 month lease ended another student wanted to move in and I offered to sleep on the couch for $300/month while there were 4 other students with the standard $650/month lease.

If you can't hit the road running then find wholesalers who can supply what you need in the sweet spot.I suggest you track down Mic Blackwell at his Tuesday lunch group in Phillips Ranch/Pomona.

I'd for sure call and see what someone would charge, Although I did a house and basically bought furniture that was classic within scale for room, did kitchen table set, Living room couch love seat,, you can use air bed on top of boxes for bed and just a super bedspread and just set headboard against wall with some side tables , lamps can be moved from room to room and so can side tables. and buy some towels and accent pieces, and small plants for accent touches got it done quite cheep.

Eventually their house falls into disarray and they only way they keep rooms rented is by lowering the cost so low, only the deadbeats will live there.I'm able to charge well above the market rate because I have a really well done house with all the fixings (leather couches in living room, 60" wall mount TV with HD channels, etc.).  

Once I began ignoring their criticism and got up and off the couch and took control of my finances, things started happening.
