What Neighborhoods are ideal for investments?

I am looking to invest in real estate ideally in multi-family and in the state of Tennessee, but I am open to location if the numbers are right.I am looking to connect with other real estate investors, and agents.

In sum, I understand that ads aren't ideal for all of the users but I think BP does a good job of finding brands that align with investors, and I don't really see any way for BP to be able to continue to provide free real estate resources without them

Having two open loans for the property is not ideal as that's double closing costs but maybe that is a fairly normal strategy?

I find that two of the biggest mistakes are in the manner in which you ask for the money (there is a good way and a not so good way) and not having enough knowledge on the subject and the proper info on the presentation of the deal itself.When I need to fund I deal, I am not asking for money, I am offering a legitimate and alternative opportunity for others to make money.

A low price would be important but not too low (so that it raises buyer concerns) and ideally a brand that is well known and liked by MH buyers. 

Ideally I wouldnt want to live in a hugely rural area, but dont need to be in a big city either.

In real estate, this means buying properties that generate income—while we sleep—and (ideally) appreciate in value over time.

Look for long time operators, ideally that survived the Great Recession.  

Nobody really knows how low they'll go but I agree with predictions of 20-25%...and I wonder what Agents are doing to make up that delta in their revenue.We diversified well in advance knowing we needed to create additional streams of income, ideally by simply focusing on what we control, the size of our roster, and more effectively monetizing all of our current transactions.
