For the past few months I have been doing nothing but listening to Bigger Pockets podcast while in my car, at the gym, while doing dishes, making dinner, or falling to sleep.

The loser has to buy the other a fancy dinner. 

I was just talking with several investor that do buy and hold, last night over dinner and we all agreed the el Cajon area is 10 years away from being a super prime hot market, but its going to be watch the prices go up and up for the next few years.

When they all get out, are you going to invite all of these normal citizens to your house for dinner and maybe some dancing?

Buy a new stove and get the tenants a gift card for a dinner.

And if it is, you should get started with a refi before dinner time.

Unless the persons desire is to make the entire place smell like dinner.

Had dinner with one of my clients here in Birmingham last night.. his take on it was those that are not sophisticated will have problems they will forget to file their paper work wont do it right and have other issues and so those will add to the normal non pay for other reasons. so this could very well cause a run on the lower socio economic scale borrower.. the ones the govmit tries to help the most.. that was his take on it. 

I'll buy you dinner at The Top if 3 years from now, looking back with some knowledge and experience, you aren't literally thrilled that you didn't buy this.  

Ideas include:- drive uber- Tutor school kids- babysit - cut grass - handwrite invitations - sharpen cutlery - make YouTube channel for product reviews - write a book - teach guitar lessons- run a summer camp - sell things on eBay - organize parties for people - part time customer service emails for company- write resumes for employees - property manage - start Etsy store - air BnB a room in your house - buy clothes in thrift store and sell online - host BBQ dinner and sell tickets for food and beer Get a raise:- you can also ask boss for a 5% raise.
