Best Real Estate related Masters Degree

Hello everyone, this is my first post to Bigger Pockets. For the past few months I have been doing nothing but listening to Bigger Pockets podcast while in my car, at the gym, while doing dishes, making dinner, or falling to sleep. I have so many ideas in my mind of how I want to get started but one thing I’m getting hung up on is how to get more educated in Real Estate.

Background: my husband and I are Active Duty military and have been in the service about 18 years. We are getting ready to relocate and for the first time, rather than looking at the 4 bed/3 bath, with game room/loft and huge yard with pool in amazing neighborhoods we are looking at smaller houses in quiet neighborhoods that we can potentially rent out in a year or two. I’ve also been looking at a duplex that’s a new build. It’s a significant downsize for us but it may be the best way to reduce our expenses and help us save towards future purchases. I realize in our mid to late 30s we’re probably a little late to the RE game, but we still have some time to build some wealth to pass on to our kids. And maybe teach them some life skills along the way.

Here is where my question comes in. As I mentioned I’m active duty military. I am currently in my last two classes towards completing my Bachelors in Entrepreneurship and Small Business Management. I initially didn’t plan on working towards a Masters degree, and instead wanted to perhaps pursue a Real Estate license. But...being that schooling is pretty much free for me, I’m wondering if there’s a masters degree I can pursue (online) that can help me gain more knowledge towards real estate and put me in a better position post military retirement? Bottom line, is it worth pursuing a graduate degree or is my time better spent elsewhere?

Appreciate all the feedback I can get!

Sincerely,

Excited, hungry, slightly scared, but ready to get my feet wet, Pearl.
