If you don't factor in a fee you are hopefully going to be able to partner on the deal and get your $ on the back end (which is a great way to get into this business with not a lot of money or experience but it takes time and trust to cultivate these type of relationships - hence, again, try to find a Meetup and/or REIA in your group where you can start networking).

Aaron:Preference is for a vendor carry.I suppose a private financier would be second - though we have yet to cultivate a relationship whereby we could pull the full 100% funding;Third - one we've been avoiding - would be to bring in a partner.

I'm wondering who as a funder has run into this and what the approach was.I guess it would be advantageous to cultivate a good relationship with a transactional lender then.If a good customer of mine needed a bank statement, I'd give it to him.Are other funders telling you they won't provide a statement?
