@Joseph Tarallo , first and foremost, if the property has a rental history, that can help. There are a lot of websites that can be a good resource in figuring out rents.

Rentometer.com - This is a place to start, but don't take it verbatim

Craigslist.org - The map feature lets you look at nearby comps

Hotpads.com - More comps

Padmapper.com - More comps

City-Data.com - General demographic and rent info

CLRSearch.com - More demographics

It's also a good idea to ask people who live nearby what they pay in rent (although be careful, if they're on Section 8, the rent price might be higher than market). And with larger apartments, do a market survey and call nearby apartments and ask for their occupancy, rent prices, etc.
