O institutional loan “allows” a sub2, but yes it is done every day.....with risks.

I am getting ready to purchase our first investment property (duplex) and working with the lending institution, I learned from them I have to have 25% down in order to purchase due to Fannie Mae.

Do I search out large institutional banks or smaller local community banks? 

I pay my rent early, every month to my “landlord” (it’s an institutional level landlord), sometimes 2 weeks early.

Hi Chris, I get that the most frequent and biggest delays to closing are typically from the originator, whether it is from an institutional lender or mortgage broker.

When you hit your point of critical mass institute your original strategy and pay those suckers off and enjoy retirement.  

One of the lending institutions just told me that for investment properties they need 20% down and 6 months mtg payments in reserve.

Wanted to see if anyone who either is or knows of an attorney in the Winchester/Front Royal area who could write one up quickly and won't cost and arm an leg.
