Funding for flipper just starting back up again?

We did two flips in 2004-2005 and have decided to get back into it. We own a painting contracting company (39 years) in Florida and 18 years in Inverness fl and I want to expand my resources into other areas such as flipping. Score is looking good and need full funding for investment. One of the lending institutions just told me that for investment properties they need 20% down and 6 months mtg payments in reserve. I dont have what they are asking but I do have home equity and own a piece of property outright. Looking to borrow 100,000 or less. Can do most of the rehab myself and I am well connected in our area and have just about every trade I can think of in my network of friends. If anybody can offer any help I will be thankful. Tim
