The contractor needs a carrot to continue to finish the job. 

We used one the two widely discussed website platforms here on bp: investor carrot and lead propeller. 

Also, one of the approaches I eventually plan to take to finding deals is through direct mail marketing with a Carrot website that has SEO built in.

@Jerryll Noorden - i'm curious, do you need to have an investor carrot website or would your SEO/Digital marketing work for any website?

The stick of a higher "no points" interest rate, the carrot of phenomenal buydowns. 

Educate your seller that changing occupancy can add value, but unless they are willing to do the legwork themselves, the value of the property is worth what it is right now, not what it could be.Of course, you can dangle the carrot and offer closer to what they are seeking, fully contingent on the approval process.  

I have had no luck with wholesalers and just started trails for carrot and REI PRO.

I did try the free trial from Carrot but ended up canceling it & going with Deal Dash, at the time.
