I haven't met one that can show me a property that is worthwhile for me to look at as I work as hard as they do finding properties and my standards of location/value are way too difficult for them (I only buy in prime A locations and they don't have anything in those areas).

The reason I ask is because it may be more worthwhile spending the free time you have now to find, meet and work with people that could make up your team in the future so managing them will be a lot easier when you have less time on your hands.

So in this circumstance it may not be worthwhile going thru the gyrations to buy the note with your only profitable outcome being that you *might* take it back at auction.

If my deal/need for the financing is what it should be, then all of the rest of the dialogue is moot.Do you find it much harder to find worthwhile deals for long term buy and hold for cash flow especially with private lending?

You've got the right equity position, gain and potential tax amount, and search parameter requirements to make a reverse very attractive.Although they are more expensive your numbers make it a very worthwhile consideration.
