I remember in the 80's when my high school Geography teacher would try to scare us to death, saying that the pollution in LA and New York were so bad that people would die.   

(Remember the claims a certain former federal prosecutor and mayor of a major city would make outside of the courtroom…. only to not be able to make any such claims once in front of the judge?)

There's many paths to grow your real estate portfolio just make sure you pick the one that is right for you and remember this real estate game is a long term investment. 

Just remember: most negative reviews are written by problematic tenants.

Remember that you have to follow the 1031 Exchange Rules.Is that $500/month after putting money aside for vacancy, repairs, etc.?

Oy, I have to remember to measure the interior sill height, from the pictures it looks like less than 2' probably 23" lolDid I mention I'm considering installing a 30" deck under the window to make it less than 20'.But I would still have to deal with the other side. 

I remember this exact conversation on a prior purchase and did use that disclosure requirement to lower the purchase price even though the value was justified by an appraisal.

And of course remember that the 1031 must be in place prior to the closing of the sale of your old property and there are some unique reinvestment requirements for the investment/1031 portion.  

Unless the buyer is paying all cash remember “as-is” doesn’t mean anything.
