Have you tried social media like marketplace?

I'm not making excuses for propstream or pin... but just my personal experience is that I wouldn't expect skip tracing to really be THAT effective.What bothers me the most is all the companies that market it as "we do skip tracing, you just click here and get the number" without making it clear that it's some computer's best guess at a number based on a million social media sites combined with county records..etc.. 

For example the building may not fall under the rules of the FHA if it is owner-occupied with 4 units or less, if it’s a single family home rented by the owner and you have less than 5 rentals, or if the property is operated by a religious organization or a private club.

That can include organized crime or criminals looking for someone to rob who won't call the police.

It’s all about the experience and what looks good on social media.
