In my home market of Florida, our insurance rates have made it much harder to have positive cash flow on a CRE deal.

My former experience has been with LTR and I'm currently focused on STR in E TN but interested in learning other useful strategies and expanding markets in later deals. 

Even though your market might prove expensive, I would exhaust all options before ruling it out.Truth is, you have a unique competitive advantage in your market.

Which was surprising because when I bought it, it was on the market for over 4 months.

So if this $330k puts them close to the limit, and the market makes a downturn, there will be a margin call.

I would look for an experienced agent of my own who understands what is standard for your market.

I was trying to work with them to buy more property in different markets and get it under a Master Lease with them but they have been really picky.

If not, who do you believe the natural buyer is and why do you believe they will pay retail when they can replicate what you accomplished with any number of available properties on the market at any given time?
