I have contacts in my investing group who are connected to manufacturers of modular homes - not "manufactured" (trailers), modular: homes are stick-built in pieces in a factory, the pieces are shipped to the home site on flat bed trucks and assembled onto the foundation.

Buyers did not receive escrow instructions and seller disclosures until Aug 16th due to selling agent/seller not performing as required (buyer agent constantly emailed/texted requesting for performance).

LA City requires an escrow for every tenant relo including separate escrow instructions and proof of deposit of the required relo funds to proceed.

I'm just looking for some experiences with basically condemned buildings, which are either brought back to life or perhaps replaced with a manufactured duplex or similar?
