The government was very active in prosecuting creative deals after the great melt-down.

My experience is in Alabama association law, but I suspect the principles are universal:  There is a hierarchy of rules for HOAs and just like government documents, a lower ordinance can be used to execute and make more specific a "higher rule," but can't contradict it. 

The seller of the property won't accept government loans as well so a FHA is out the window.

Unfortunately, that won't matter as  Fannie Mae and Freddie Mac, the Government-Sponsored Enterprises (GSE’s) that set the guidelines for conventional loans, which most lenders follow for other types of loans, too, require that a condo building’s master hurricane insurance policy provide 100% coverage of the replacement value for the building. 

I don't charge for pulling a permit, i get reimbursed for receipts paid to government entities.

So they need to be real estate focused or at least well educated in the "game" our government has setup for professional real estate investors.

I expect if the stock market truly crashed long term the government would bail out 401Ks before STR investors based on the government's previous actions.

It would be great to reverse the process of making the landlord advertise, eliminating the wasted time of sifting  the unqualified and government imposed minefields.
