'or what to say when the client says this or what to say when they come up with this objection..If you can glean just one or two phrases that you like and sound genuine when you deliver them ( as it they are your style) it helps you tremendously.

I guess you put up with a lot of pitches & hype for the occasional nugget of wisdom that you glean.

So much valuable information and resources to glean...I'm drinking from the fire hose!

It was with a sigh of relief that I granted the request of the tenants to be released from their lease when their jobs transferred to the far side of the metro area.Two important lessons we gleaned from this mini-debacle are 1) nothing is more important than leasing to good quality tenants, and 2) having a property that shows well and is in a fact an up-to-date place that’s nice to rent is critical to attracting and retaining good tenants.As this was happening we were also learning the ins and outs of the local eviction process as we evicted tenants from two units who were non-payers.

Plus, the insulting part of the day-long seminar, there were plants in the audience who headed to the table in the back of the room on every break and "bought" the $500+ course.I have gleaned more from my brief time reading less than 1% of the content here on BiggerPockets than I did in that seminar.

By this point my eyes roll and I head for the door, any info I can glean has already been given, no it's just the hard sell. 

But with this good bit of appreciation I have (on this property and a maybe a few others), I'm interested if there is a smart way to leverage it in line with my growth strategy.Thanks for reading, and hope to glean some considerations to factor.

IE buy house fix it rent it.. stay on top of tenant.. all of this knowledge for sure can be gleaned on a site like this were you have thousands of full time owner operators living the dream and willing to share their experiences. 

you would need to dig into the threads but here is what I have gleaned from the threads.1. buy Vacant D / F class generally cheapest home in the MSA for very little money2. say its great area just 4 walls and a roof and sell for 40 to 50k  ( price point that gets a lot of cash buyers)3. woefully underestimate rehab costs4. assertions that rehab funds were transmitted and no rehab was done.5. unclear on Morris license issues is he selling without a license6.
