I'll opt for a little encouragement.

I see all these gurus on social media encouraging out of state Section 8 rentals in places like OH, MO, etc.

It almost feels like there is a movement encouraging it.

While we don't have specific names to recommend, we encourage you to seek feedback and personal recommendations from others who have used these services.

Get some advice or encouragement from others in the same boat.I am behind on my 2024 goals.

Doesn't mean they give terrible advice but I find it often comes from a place of fear or inexperience and discourages action taking rather than encouraging action taking.  

When someone like this gets a notice on their door, disappears, and then you renovate and rent the unit afterwards, the whole process really encourages the others to choose the right as you give them to see the right.

Either way - we welcome folks from that subreddit, and encourage folks on here to check it out as yet another source of valuable information. 

I would encourage you to find a way to purchase another investment before you leave College Station.
