Build a sample deal package, take it to lenders, get preliminary approval and establish a relationship.

As stated above i am a newbie so correct me if i am wrong, (using the 20% sample) if the property is listed at 130k rent will be 1% of that. so rent =$1,300.

If you know an attorney, you can ask them to draw something up for you or maybe they have a sample.

It's a small sample for sure, but I think a lot of that was due to the curb appeal that I created for the property.

What would be useful is if you provided samples of what your current returns, rehab styles, cashflow, areas, and criteria that have been working for you in NJ that way at least you can enter a similar market and implement similar systems as you hop with both feet in.
