Where are the direct-mail pros?

We're looking to start a direct-mail campaign here at our Real Estate Marketing Agency with two lists in mind: 

1. Tax Delinquent Properties to Wholesale.  

2. Owners with 35%+ equity to provide the Marketing if they're selling soon. 

We'll send out a thousand mailers to each list. Now we're trying to figure out what to include/write on the letters/postcards. 

BP Community - would you share some information about your direct-mail campaigns? How did they perform?

FYI, I don't have any experience in direct mail but I work closely with Sharad (CEO of REsimpli) and I preach what I see is working for his direct mail.
