An avid boater or fisherman who goes to canyon ferry might pay alittle more than average.

Utah valley (Provo / Orem) is saturated with unsophisticated investors that drive prices way up and returns way down.

I do own 2 rental condos (in Provo Utah), a small commercial office, and residential single family rental.  

We are considering buying a place in Canyon Lake or New Braunfels as well as a couple of places in Colorado.  

We have projects on the ground in Austin & Canyon Lake as well.

Do I want to invest here local where I can drive by my property whenever I want, or do I buy out of state in a cheaper location (KC, Atlanta, Provo, etc) through a turn key operation?
