I'm fairly new at real estate investing. I do own 2 rental condos (in Provo Utah), a small commercial office, and residential single family rental.  I attended a rich Dad Seminar/Infomercial in SLC last weekend with my son and didn't go for their hard sell. They drifted away from Roberts Mantra in his books!

I purchased my condos under the Rich Dad Poor Dad criterion of cash flow positive mantra and they have been making me a little money for 3 years (plus building equity and appreciating significantly). 

My son and I are wanting to learn and gain experience as true real estate investors, and I don't think paying $20K-60K for advanced training and mentor-ship is the only way to be successful.  I'm interested in finding deals and working with someone experienced to close them. Basically we'd find them and do the grunt work in exchange for learning and mentoring while hopefully both making some money.  I'm interested in the Boise, SLC, Provo, and St. George markets as well as North Central Idaho (where I live). I'm willing to help in any way so that I can gain experience with someone who has done the deals and know what pitfalls to avoid.  

Bigger pockets is awesome and the podcast invaluable. I'd just like to take it from theory to using it in the real world with real money and properties.

@Joel Brown You are smart to not want to overpay for education.  I will probably buy some, but I'm looking a 2 companies that are local and not the 3 day seminars that come and go.

I don't know that I could mentor you since my experience is almost the same.  We have a triplex and a duplex, both in Utah county.  I have done a lot more flips, started in 1999 and did about 2 per year until 2007 when the market crashed.  We did just one in 2015 and none in 2016 since we just couldn't believe the high prices and were afraid of another bubble burst.  If you are looking for someone on an equal level who can keep you posted on the current market, I'm happy to chat.  Will contact you privately.
