I was thinking about the Illinois areas on the East side of the Mississippi River, like Granite City, instead of St Louis, to get a better price on a house.

Iam very interesting in the Real Estate industry And I think wholesaling would be a good strategy for me starting off And work my way up But is there any buyers in the Mississippi area or surrounding areas And Iam looking forward to meeting some mentors

I have owned 3 parks two were very good one was a disaster and that was because it was not on city water and sewer it had private well and septic.the old owner let them go to pot.. now to be fair I made a loan on this one and ended up owning it.. nightmare dealing with failed systems.If I was to acquire another park I would not buy anything that did not have public water and Sewer of course public water is not a given these days look at Jackson MS.

The property is located on the Mississippi Gulf Coast.  

@Joe S.Not sure if Mississippi is a war zone but I was down in Meridian for a family visit and there were pretty cheap SFH, a lot of them.

I am a 31 year old pediatrician living in Clinton, MS and looking to get into real estate rental investing within the next year. 

But really if you were purchasing only for  cash flow, and weren't doing BRRR or fix and flip, then I'd be looking to places like Mississippi anyway.

I would not list Mississippi as a low property tax state.
