Only thing I wanted to do was redo the bathtub and add blinds, but wanted to start renting so those become expenses and tax write offs.

Don't blindly trust the wholesalers "property analysis", you have to comp the property out yourself to be sure the numbers are real.

I plan on bumping them, definitely not lowering them.Mine by default are automatically high so that I don't get blind sided with a low price for a 3 day weekend or special event.Once I review them I lower them to MY normal high levels.

Right now, by your own admission, you're going in blind. 

Investors like to complain the PM is making all the money and robbing them blind, just collecting a monthly fee for no work....and never like what you charge them for repairs.   

  $500 dollars for various material, new blinds, paint, primer, cleaning supplies, etc. 

Even a blind person is only allowed one guide dog at a time, except for short periods where a new dog is in training to replace the old dog.

Washer/dryer, stove, fridge, blinds are gone.

Also make the home look like you did when you were trying to attract buyers....lights on, blinds open, no pets, easy access, etc.

I have a few front of mind questions, but would appreciate any comments relative to blind spots I might have.
