Burglary at property
New members here, looking for some advice:
I own a fourplex in Fresno, offered cash for keys to one tenant who accepted. Long story short, she vacated but refused to turn in her keys so we couldn’t take possession. During this time, unit was vacant and was burglarized. Washer/dryer, stove, fridge, blinds are gone. According to neighbor, our other tenant from one of the other units was seen breaking in. No police report has been made.
Thoughts on how to handle this? She likely does not have renters insurance even though she’s supposed to. Our deductible is $2500. Her deposit is only $700. She is now again willing to turn in keys for cash but our offer seems less exciting given the circumstances (vacancy/leasing cost/replacing stolen items adding up).
Is there a chance of evicting the other tenant of a police report is made?
Scratching my head and looking for guidance.
