A licensed realtor should be ethical but that's advertising and probably covered by free speech.

I'm currently looking for 'PreFab' purveyors (factories, distributors, etc.) that have a product line with at least 4 models with elevations and floor plans that we can purchase factory direct in, KIT FORM and have drop shipped onsite throughout San Diego County and surrounding areas.

Be that as it may, be aware if the rebuild costs exceed generally something like 50% of value, you have to bring everything up to current code, which may include current floor elevations being higher, which would cost more than the end value.

For the flood zone, it depends on elevation and how near the coast or waterway or not.  

I think that the value they assigned to my property may have been slightly elevated.

But I truly believe you can accomplish anything you put your mind to I've also bin listening to a lot of motivational speeches as well lol.

Alviso is under sea level and the building codes now require that all new buildings have elevated 1st floors, so I am sure they are in a flood zone. 

Below are some specs I was able to ascertain:Land:  14810 SFType: MotelWall Height 10 Stories: 2 Bldg:  8200 SF Framing Masonry bearing walls Exterior Walls Stud -Brick Veneer; Actual Year Built 1986 Elevator 0It has been a family run place since its inception, having been reared in the hotel/motel business since age 10. 

If any part of your building sits on the lower elevation, however, you'll end up requiring flood insurance, so not worth the effort unless you believe your whole building is high enough.
