Look at Homes.com or Realtor.com to get an idea what that type of property is selling for (look at the ones Pending or Under Contract)...or, look in the county's GIS system to see what similar properties sold for.Once you have an idea what a fair market value would be, let the landlord (if they're interested in selling) mention their price. 

I recently changed the rental type to "whole house" and the fraudulent listing also adjusted its rental price.

ST rentals are much more profitable and command cash flows are often higher than in the US if you buy the right property in the right market.As an international investor, I find Ladislas Maurice interesting but there are different types of international investors and most international investors I know wouldn't go through the hassle of what he does for the kind of returns that he gets.

FYI--Most condos in Dallas do not allow AirBnB type residency. 

Unfortunately with those numbers it's tough to find a non-bank lender/financial institution that will lend.Usually loan minimums are $50K and the up to 75% LTV on purchase-money/70% LTV on cash-out refinancing, which basically means you need up 25-30% depending on the type of financing. 

I It's good that you found a strategy that works for you, and definitely certain demographics and types of people in their life.

I paid my dues with years of door to door sales and til this day longer, relationship building type sales is my weakness but I do aim to get better and better.

Keep in mind though those types of project are not 90 day flips in a 500 to 600k market. 

I would assume that it should be blocked off with some type of decorative tile or something of that nature.
