but I never had to really define that or use that as leverage to cure any problem, there was a drug usuage and prohibited items stored section, like no more than 50 rounds of any caliber amunition, gasolene or combustible fluids, acids...etc, not usually found or stored upon a residential premises. .

For what it's worth, in my area I purposely stay away from decks for the maintenance reasons and insurance reasons (my ins carrier makes a stink about grills on decks of rentals...something about careless renters, lighter fluid, and burning buildings!....

Know how to turn off your water, gas and electric service; and keep the necessary tools in your vehicle.Know how to do basic roofing: shingles, 2 part roll roofing, flashing and tar.Know how to replace an electric breaker, light switch and outlet.Have a RUP license (Restricted Use Pesticide).Know how to do basic welding (Stick, MIG or gas; no need for TIG).Have a box type animal trap, and know what to do with a trapped feral or wild animal that is a problem.Know how to do common repairs to major appliances (broken air circulating fan in a fridge, thermal fuses in a dryer, agitator dogs and transmission coupling in a washer, blower motors & capacitors in central heat/air, gas thermocouples in water heaters and space heaters, know how to clean a pilot light orifice, etc).Know how to do concrete and asphalt work.Know how to do small engine repair (mowers, chainsaws, weedeaters).Know how to detect and remedy gas and water leaks.

Can you imagine buying materials about how to start a car lot, how to sell cars, even roll back speedometers or put heavy grease in a transmission to make it quieter to sell it, but not know the difference between a Ford, Chevy or a Dodge?

Rear seems to be a standard offering where ever have seen.As to the BBQ...you may have insurance requirements re not on patios...to close to the structure will burn it down.You might want to offer either park type charcoal bbq's on pipes in the common area, or a built in gas bbq in the common area.Remember those charcoal ones use lighter fluid and can flame like an inferno.Maybe put out some chained down picnic table in a dedicated bbq area with trash cans (???)
