Education
I know there is much to learn about buying under contract or without using my own money. I am sure there is a huge learning curve. Looking to you all to find out....what should I read first.? Where should I start and is it unreasonable to think I would have enough education to start my first adventure buy the fall?

No need to wait until fall!
I had one student go through the basic real estate course in 3 days! It's basically what a real estate agent learns in 7 day course to pass a real estate exam but leans toward the investor. (And it's free!)
Without knowing who you're listening to, public forums and blogs are dangerous places to learn......who are these people suggesting what? What you see....is it internet chatter, someone trying to sell you something or cut a deal with you.....or are they experienced and offer good advice? That's what you need to sort out, is there any meat to what they tell you?
I must warn you, be careful what you pick up as education in real estate, there are plenty of shysters out there with programs, systems and methods to get rich, much of it is unethical and/or illegal.
Before you attempt to deal in real estate you need to understand real estate. Need to know why real property is different than personal property, how it's bought, sold and used, where value comes from and how to value real estate. Need to know types of deeds and the interest held in different contracts and to real estate.
Can you imagine buying materials about how to start a car lot, how to sell cars, even roll back speedometers or put heavy grease in a transmission to make it quieter to sell it, but not know the difference between a Ford, Chevy or a Dodge? That's where you're at with many education programs.......learn what cars are first, then the types before trying to figure out what do do with them. Best of luck!
