We have done it with overlap when the units are in good shape but it's nice to have the cushion and do the work without people around.Put in a number for the maintenance anyways and bank it - special assessments or sudden problems are not fun, better to save up for them.Also, just as an aside, tag people in posts you are looking for replies from.

I had a guy that was working for another investor and willing to put in my bids (we have different interests, so no overlap) but his investor now has him attending sales in a different area.In any event, I'm thinking of putting in a few offers on short sales even it they take a long time.
