One issue I've run into is that some collection agencies don't report tenants to the credit reporting agency, which is a huge missed opportunity.

If you represent a buyer(s) and find a “great” deal you’re inclined to purchase for yourself, are you fulfilling your agency relationship with your buyers if you don’t offer them an opportunity to purchase that property first?

Based on that reasoning you should be advising me to become a title attorney to take advantage of the free market distortion not a title insurance agency. 

The more instuitionalized hard money or bridge sources are like fannie/freddie/agency loans where they have minimum requirements to sell their note/paper to investors in the markets.

There are several of them in the RRG and when we've rented down there for getaways, we've always gone with booking directly through one of these agencies.

I used theceshop.com for my pre-licensing course and did everything at my own pace right from home.I would recommend investors do the training if only to be more knowledgeable about real estate and things related to on-market deals, such as agency.

The smaller agencies in Bristol play real estate agents and property management.

I could of really focused more on marketing and advertising to nurses and if you can contract with the employing agencies and offer them some consistency [location and perception and price biggest factor] and have them rent directy might yield some interesting results.
