Renters out 8 mnths ago, alot owed, sent to collections by Mgt Company. Next Step?

Renters out 8 mnths ago. It has been on the market since then with no action.I am owed $4+k. Renters had 680+ credit score when moved in. 

It was sent to collections by Mgt Company. 

Can I still take them to small claims? Or what are my next best steps? 

In Georgia.

I agree with Michael. Your PM should be able to provide you updates. One issue I've run into is that some collection agencies don't report tenants to the credit reporting agency, which is a huge missed opportunity. Once it's on the tenant's credit report, it is far more likely to spur them to action because it could prevent them from getting another rental, qualifying for a credit card or car loan, etc.

I'm more concerned with why the home has been sitting on the market for eight months. If that's true, you need to find a new property manager immediately.
