Some state this is an ESA and others claim it is a service animal under the ADA definition.i believe it is actually an ESA but she passes it off as a service animal.

They're not Service Animals (as covered under ADA), though for the purposes of housing the two classifications are currently nearly indistinguishable.

I dont really like going with a less side door mostly because of ADA requirements. 

As a rehabber, I had to think about other things like ADA bathrooms, flooring considerations, door openings, trip hazards, etc.  

Unless you are really intent on spending your time taking random dead end phone calls full of stupid questions, I'd make your ad as informative as possible.I include all pertinent information in my rental ads.

Bottom line is as investors we definitely ad a lot of value to sellers, especially those with properties in need of a lot of repair, and a quick solution.Thanks for watching the video and for your comment!

ADA covers service animals in spaces available to the public like a grocery store or bank.

Also, this means only a dog or miniature horse is covered per the ADA law.
