THERE is NO ethics for agents, if there were, they would not push the higher priced properties or pass on the listings with lower commission percentages!

I wasn't sure if the yellow letters would work as effectivley for agents because home owners may expect a more formal style typed letter from an agent as opposed to the handwritten ones from investors.

If it's to just buy investment property and you have full time income or already a full time investor living off of the cash flow and want a license then YES fees will be minimal.If you want to do transactions and being an agent will be your full time gig then you will need 6 months of reserves of your average bills to survive.The attrition rate in the first year of survival for agents is a failure of over 90 percent.Main reason is they do not understand the difference between working for the man and getting a check and BEING THE MAN and running their own business to generate revenue.This and the under capitalization of the business leads to failure.These 2 reasons account for most of the failures.

I will add to the previous post...look for agents that works with investors...in my experience many agents (not all) only want to work with folks that has cash on hand...many will not look at other options to receive their commission....I work with many agents and my standards are very high...KEEP UR WORD and don't take all day to return a phone call

They may be fine, but I would use Listsource.com which is provided by CoreLogic - probably the single biggest data provider to the real estate and mortgage industries.YellowLetters.com is a good choice for the mailings; they've really expanded their options for agents.

For ag-2  2 acres would be the base and anything more would be rated at a lower rate once they hit another 2 acres they might be rated higher, but not at the same as the base rate unless it is allowed to subdivide.
