There is also a difference with a Property Manager that works mostly with investors vs accidental landlords(described as owners that had to move and were unable to sell so now they rent out..not a bad thing but different style/client).I am sure there is some more points I can make but I think you got my drift that it is not a once size fits all.

Is it possible or inappropriate to bring this up to my agent and ask to reach out to the seller and explain the situation and propose a lower offer that I'd feel more comfortable offering if I went through with the deal and ended up losing my job and had to float the mortgage with savings?

Look at it from an estate planning wealth transfer as well as how it is taxed. you have a lot of options-Ages of kids and grandparents, amount of money, financial position of everyone, health of individuals, etc will make the Proper options float to the top.
