You can still network and build relationships that way.We are based out of Florida, but we don't usually visit properties even if they are in our hometown because of the time constraints that prevent us from locking in more deals and doing more efficient tasks.

If you have a small multifamily (let’s say 4-family apartment) that has a main common entry door into the building, are you supposed to change the lock whenever any tenant moves and then give all the tenants the new key?

Hey Mark,I would speak with your insurance agent as they should tell you the requirements - fencing around the pool, gate with a locking mechanism, etc.I personally own a rental with a pool and the insurance agent walked my rental to ensure it was acceptable.

My main concern are shared spaces like the pool and hot tub (turnoff for some renters), huge parties (when both are rented together), shared internet, logistics (multiple locks, parking, etc)Thanks for any insight!

Demand remains strong but even on peak dates with every park full the parks can't pack in enough people to fill up all the houses.Both Universal and Disney are expanding (Universal sooner) so that will drive up demand even more, but the problem is there is endless land out there so supply will always have a chance to catch up if developers get wind of new demand.That's why, at least for my own purchases, I'm focusing on areas with limited buildability where supply can't just scale in lock-step with demand for eternity.

I think he does have a lease with the tenants, but he said the realtor contract is only for the realtor to lock in the client for a specific period.

A door lock doesn't function, four cracked windows, a broken door handle...those sound like issues the PM should have found during the inspection.When you get a lot of repair requests from a new tenant and they seem to be legit, I would recommend they spend a week or two getting settled, write down all the issues they come across, then send your contractor to handle everything at once.
