There are a few duplexes in the MLS in north Springfield and near Moncrier, but after driving around there today, I'm not convinced they are good plays at this moment.

You probably have more advantageous laws near Springfield I would guess. 

There are a few here in Eugene Springfield that are staying on the market longer than normal.
