TIPS FOR WHOLESALE COLD CALLING

Hey guys im looking for any and all helpful tips when it comes to building a prospect list and cold calling potential sellers. I've been cold calling for about 2-3 weeks now and have yet to find any sellers to lockup a contract with. I've spoken with a good number of homeowners and for the most part their either not interested in selling or say that they would only sell for an absurd amount over market value due to the market we're currently in. I cant seem to get to the point where the homeowner is comfortable enough with me to have an honest conversation about their property and how i can help them through their situation. fyi i've been targeting the westfield and springfield MA area for anyone who works in the area that has any advice or tips.
