First Small Investment

Investment Info:

Single Family home buy & hold investment in Springfield,Mo

Purchase price: $30,000
Cash invested: $2,000

Bought this deal on seller carry, it sat on the mls and i had my agent reachout with the deal. The seller accepted and BOOM my first creative deal.

What made you interested in investing in this type of deal?

It had been sitting and i saw it when i was showing another property and when i called the owner they were not interested in selling at that time.

How did you find this deal and how did you negotiate it?

It's in my wheelhouse of neighborhoods that i generally wholesale deals in.

How did you finance this deal?

Using one of my wholesale assignment fees and i will use assignment fees to get this rentable.

How did you add value to the deal?

i offered the seller 5k over asking.

What was the outcome?

I am now holding and will be starting rehab soon.

Lessoned Learned... That anyone can do this is the numbers make sense.

I worked with Cary Belew with Keller Williams she's very familiar with the creative deals.
