Tenant harassing other tenants.
I owe a duplex in rural Illinois with an inherited tenant on one side. This man doesn’t take care of the place and has a drinking problem. Recently a single female tenant moved into the other side and on the very first night of being there he tried to attack her. Long story short, he was drunk hitting on her, she felt very uncomfortable, fled inside and he tried to break in. She didn’t press charges, the cops didn’t do anything, he’s still there, she’s not going to move in. I want him gone, now. I don’t feel right moving another tenant in until he’s gone. His lease with us is expired. Any advice on how to get him right away? I would prefer not to do cash for keys and I honestly don’t even think he would go for it.

There are plenty of ways to get him out earlier, but not legally.
You can try enticing him to leave faster by promising to refund his deposit the minute he hands over the keys, no cleaning necessary. Try to get him out by end of the month. If he rejects that idea, give him a 30-day notice or whatever your state requires and stick to it. Let him know that if he refuses to leave or if he causes damages on the way out, you'll come after him for everything owed.
